Furniture Staging to Sell Your Home

So you're getting ready to sell your home. You have made small, necessary repairs. You have placed an ad about the sale in the local real estate listings. You've swept and cleaned and added bits of touch-up paint to the walls.

But what more can you do to get interested buyers to place bids for your house?

Staging is a way to add eye appeal to the rooms of your home. It's similar to adding curb appeal to the front of your house by adding flowers, mowing the lawn and painting the fence. You have to make the outside of the house look its best to get people walking through the doors. Now, you have to wow them with the appearance of the inside of the house to persuade the buyer to pay a good price for your home.

Furniture staging of your house does not require an overabundance of things in every room. Staging is merely a way in letting the potential buyer realize the purpose and potential of every room. You might have lived in the house for many years, and you've probably positioned and repositioned every piece of furniture until it looks right with the shape and size of the room. By showing the best options to set up the area, it can bring out the eagerness and imagination of the buyer in wanting to place their own furniture in such unique ways to make the house look beautiful for their family.

You don't have to be extravagant with the furniture you will use for staging. Extra furniture gathering dust in the basement or attic that you plan to donate or place in a dumpster works as perfect staging furniture to help sell your house. Try to use furniture that does not have a lot of damage to it. If there is slight damage to sofas or chairs, you can place on fabric covers. If you plan on leaving the house fully furnished for the buyer, clean up excess clutter to leave simple decor designs. Make your choices strictly based on the size of the space. Mostly everyone loves having large bedrooms. Place in a nice bed with night tables and lamps for large areas. For small bedrooms and guest rooms, stage the room with a nice daybed which won't take up as much space but still lets the buyer see the room as an extra bedroom.

Spare Rooms and Nooks

The ideas are endless for spare rooms and nooks in the house. A small space off the kitchen can be set up as a breakfast nook with a nice small table and two chairs. Extra rooms in basements and attics can be set up as additional entertainment rooms, gym rooms or home theaters. A room next to the dining room or in an addition space can be staged as an office or den with a bookcase, desk, lamp and chair.

Keep It Simple

No matter how you stage the room, keep two things in mind. Place in simple decor that doesn't take up a lot of space, and place in furniture that lets a buyer know what the room could be best used for.
